Leadership Transition at RADical Systems: Pioneering the Future of Self Storage Software
A Structured Transition for Continued Growth Under Rip’s leadership, RADical Systems not only ...
Self storage payments have moved from a back-office task to a driver of revenue. In our September 2026 webinar, the Space Manager team shared what our 2026 UK customer survey shows about payment automation, arrears and pricing, and how automated Direct Debit and card collection work inside Space Manager.
The session was presented by Jez Lee (VP Sales), Tom Scarborough (CEO), Tom Descourtier (CCO) and Esther Perez (Senior Support Supervisor). You can watch the full webinar recording on YouTube.
Survey figures: Space Manager UK Customer Survey (2026).
Because growth no longer comes from filling space alone. The UK self storage sector is approaching £1.2bn in revenue and revenue per square foot is up 6%, but occupancy has softened to 75% (SSA UK Annual Industry Report, 2025). Operators are balancing occupancy, pricing and rising costs at the same time.
In other industries, payments are already part of the revenue engine. They directly affect revenue reliability, cash flow and operational efficiency, which is why leading businesses run payments, billing and reporting through a single system.
Unevenly. Our 2026 UK customer survey found that payment automation is improving, but manual collection, arrears and static pricing still hold many operators back.
41% of operators have automated 76 to 100% of their recurring payments. At the other end, 21% have automated a quarter or less, and 8% have automated none.
| Share of recurring payments automated | Operators |
|---|---|
| 76 to 100% | 41% |
| 51 to 75% | 22% |
| 26 to 50% | 16% |
| 1 to 25% | 13% |
| 0% | 8% |
44% of operators spend 16 hours or more a month managing payment failures and arrears, and 14% spend more than 30 hours.
| Monthly time on payment failures and arrears | Operators |
|---|---|
| 0 to 5 hours | 41% |
| 6 to 15 hours | 15% |
| 16 to 30 hours | 30% |
| More than 30 hours | 14% |
31% of operators typically have 6% or more of their revenue in arrears, and 9% have 10% or more. That is revenue leakage, not just a delay. Reducing payment failures at the start of the process cuts arrears before they build, rather than chasing them afterwards.
| Revenue typically in arrears | Operators |
|---|---|
| Under 2% | 41% |
| 2 to 5% | 28% |
| 6 to 10% | 22% |
| 10% or more | 9% |
Filling vacancies comes first for 33% of operators, followed by rising costs at 24%.
| Biggest revenue challenge | Operators |
|---|---|
| Filling vacancies | 33% |
| Rising costs | 24% |
| Optimising pricing | 19% |
| Reducing arrears | 14% |
| Managing discounts | 7% |
| Payment friction | 3% |
Automating payments helps with every item on that list. It deals directly with pricing, arrears, discounts and payment friction, cuts admin overhead, and gives faster, cleaner data for managing vacancies.
Not often. 54% of operators review their pricing quarterly or less often, and 56% use fixed pricing or make no regular adjustment. Pricing is not keeping pace with how complex the market has become.
Revenue engineering means managing payments, arrears, pricing, customer experience and data as one connected system rather than as separate jobs. Payment automation is the starting point, because every other part depends on knowing who has paid, when, and what is outstanding.
Revenue performance in self storage comes down to five drivers:
The operators who pull ahead will automate more of their revenue collection, reduce arrears and manual effort, review pricing more often, and improve visibility across the whole revenue lifecycle. Not as four separate projects, but as one connected system.
Space Manager Payments connects Stripe and GoCardless to Space Manager, so tenants can pay by card or Direct Debit and every payment is collected, imported and allocated against the customer account automatically. There is no new system to learn and no new contract with us.
A BACS file run passes work between people and systems at four points. With Stripe or GoCardless connected, all four run inside Space Manager.
| Stage | Manual BACS file run | With Stripe or GoCardless in Space Manager |
|---|---|---|
| Set up a payer | Bank details keyed in, then the mandate registered separately with the bank, for every new payer | Details and mandate created in the same action |
| Raise the collection | A file generated, exported and submitted to the bank portal, every cycle | Invoicing raises the collection, and one action submits it |
| Collect and reconcile | Wait for the BACS cycle, then reconcile returns by hand, every cycle | Status checked with the provider every morning |
| Handle failures | Found after the event and chased by hand, often already in arrears | Flagged and retried, with timing handled by the provider |
Same rent roll, same customers. Four places your team picks the work up and puts it down, and all four stop.
A card payment through Stripe confirms in seconds. A Direct Debit through GoCardless confirms three days after collection (T+3). A BACS file also takes around three days, plus the time to build the file and reconcile it by hand.
| Payment method | Confirmation | Notes |
|---|---|---|
| Card, via Stripe | In seconds | Funds land around T+3 |
| Direct Debit, via GoCardless | T+3 | Lowest cost |
| BACS file, via your bank | Around three days | Plus file build and manual reconciliation |
Every method waits for the bank. Only one of them stops waiting for you.
A failed collection is flagged against the customer record on the day and retried automatically on the provider's schedule, with no file to rebuild. You see it before it becomes arrears, not after.
GoCardless puts the average UK Direct Debit failure rate at 2.9%, with Direct Debit success rates of 95 to 100% against 80 to 95% for cards. It also reports that 76% of failed payments are recovered by automatic retries (GoCardless, 2026).
Choose Stripe when the priority is getting paid now, and GoCardless when the priority is predictable monthly rent. The integration supports both, so you can use either or both.
| Stripe | GoCardless | |
|---|---|---|
| Best for | Speed and conversion: getting paid now | Predictability: the monthly rent |
| Payment options | Cards, Apple Pay, Google Pay and overseas cards | Direct Debit |
| Setting up | Signed and paying in minutes, with no mandate lead time | Mandates do not expire |
| Timing | Authorised instantly, in the bank in days rather than weeks | A predictable collection calendar for fixed billing dates |
| Works well for | Deposits, first payments, one-off charges, van hire and packing materials, as well as recurring rent | Long contracts where the customer will give a bank mandate |
| Card updates | Card details refreshed automatically when a card is reissued | Not applicable |
What you get with either provider:
Nothing extra from us. The integration, installation, upgrade and support are all included in what you already pay for Space Manager. Stripe and GoCardless charge their own transaction fees, and you contract with them directly for those.
No. You contract with Stripe or GoCardless directly, and the integration supports both.
No. You can migrate site by site and customer by customer, at your own pace.
It is flagged against the customer record and retried automatically on the provider's schedule, so you see it before it turns into arrears.
No. Space Manager holds tokenised references only, which reduces your compliance scope.
Direct Debit through GoCardless suits fixed monthly rent and long contracts. Card through Stripe suits getting paid straight away, including deposits, first payments and one-off charges. You can run both side by side.
No. The integration, installation, upgrade and support are included in your Space Manager subscription. You only pay the provider's transaction fees.
